Hello all, and thank you for checking out this weeks real este update for Yellowknife NT.

We are back and rolling post evacuation. Lucky for me I got covid shortly after getting back to town so I got to miss even more work than I had to due to the evacuation. But thats besides the point, lets get to the numbers!

This week in Yellowknife real estate we saw 7 new listings hit the market with an average list price of $542,042.86. A healthy number of new listings for one week. 

A whopping 11 listings have been placed back on the market this week after having collapsed accepted offers or listings expiring and being renewed. This may signify a slow down in the market with listings drawing to the end of their contracts and needing to be renewed. 2 of the 11 listings have already gone under contract or accepted an offer, so its not all bad news. 

This past week Yellowknife saw 4 price changes to existing listings, including a new price on my listing in Niven 12 Ballantyne court. We also saw 3 newly under contract homes which have accepted offers now. 

This week brought only 3 new sales; Average list price of these sold homes was $464,933 and the average sale price of these 3 homes was $439,966

It seems with colder weather comes a cooler market in Yellowknife, now may be the time to find a deal youve been looking for.
